Growth at Vida means more South Side housing

A master-planned community on San Antonio’s South Side is getting ready for its fourth phase of development, which will bring it closer to delivering the nearly 1,700 housing units it has planned. Vida San Antonio, which is being developed by New Braunfels-based Southstar, filed plans for a new subdivision with the city Planning Commission this week. The subdivision comprises Vida’s fourth phase, and includes 124 residential lots, immediately abutting Texas A&M University San Antonio’s campus. Last year, Southstar told the Business Journal that it planned to develop 300 more lots by the end of 2024, at which point it will have delivered nearly half of the 1,700 single family lots it had planned for the community.

That isn’t all that’s going on in the area.

Earlier this year, the San Antonio Housing Trust purchased a parcel of land at Vida to build a 600-unit mixed-use development that will likely include rental, senior and for-sale options.

Efforts to put down more housing product on the South Side is being partly driven by the expansion of Texas A&M University San Antonio, as well as new job opportunities created by University Health Hospital, and by growing manufacturing efforts including the new JCB facility and the expansion of Toyota’s facility in the area.

Earlier this month, the Business Journal showed that almost all production homebuilding efforts for the third quarter of 2024 was concentrated on either the West, Far West or South sides, continuing the trend of building where land is plentiful and affordable in the San Antonio metro.

Most filings last quarter came from Miami home builder Lennar (NYSE: LEN), which planned to put down more product than every other builder in the city combined.
