With construction complete and half of its apartments already leased, Los Arcos at VIDA celebrated its grand opening in January. As the first of several multifamily developments at VIDA San Antonio, it sets the standard for affordable, accessible housing on the city’s fast-growing Southside.
First-of-its-kind affordable housing in San Antonio
The grand opening of Los Arcos at Vida is an important milestone not only for VIDA San Antonio, but also for the City of San Antonio. Los Arcos at Vida is the first new development to be funded in part through the city’s 2022 affordable housing bond program.
To celebrate the occasion, the grand opening ceremony was attended by San Antonio city leaders such as Mayor Ron Nirenberg, District 4 Councilwoman Dr. Adriana Rocha-Garcia, and Bexar County Precinct 1 Commissioner Rebeca Clay-Flores.

Los Arcos at VIDA offers 324 apartment units for residents earning between 30–70 percent of the area median income, currently set at $74,100 for a family of four. This ensures that high-quality, affordable housing is available on the Southside, accommodating a diverse range of residents. The apartments come in seven floor plans, ranging from a 656-square-foot 1-bed/1-bath to a nearly 1,400-square-foot 4-bed/2-bath. Each unit features modern interiors with luxury touches, lofty ceilings, and fully equipped kitchens.
Los Arcos at Vida’s development was spearheaded by the NRP Group, a nationally recognized owner, builder, developer, and manager of best-in-class multifamily housing. Working in partnership with the San Antonio Housing Trust, the NRP Group also secured funding from Bexar County, the U.S. Department of Housing and Urban Development, and Texas Department of Housing and Community Affairs to help cover the $81 million in development costs.

High-quality apartments close to work and school
Conveniently located to put residents within close reach of jobs and educational opportunities, Los Arcos at Vida is less than two miles away from both the Texas A&M University-San Antonio campus and Palo Alto college. It’s also just over a mile from University Health’s upcoming Palo Alto hospital and Vida clinic, and a short commute to key Southside employers like the South Park Mall, Toyota Manufacturing and the upcoming JCB plant.

Beyond thoughtfully designed living spaces, Los Arcos at VIDA offers a variety of community amenities, including a swimming pool, 24-hour fitness center, playgrounds, lounge areas, a conference center, and a cyber café. A dedicated activity space will also host programs such as health screenings, financial literacy workshops, and after-school activities. Residents can also take advantage of VIDA’s public amenities, including its parks, the Madla Greenway trail, and the vibrant Town Center.
